Garages and shops

Shops and garages, built like buildings.

We build garage additions and detached shops when you need a real structure: a foundation, framing, and the right permit for how you'll use it.

Representative project photography. This is not a confirmed case study for this service.

A shop seems simple until you get specific about the use, the size, and the lot. Heat, a bathroom, living quarters, or a tall door for equipment each change the structure and the permit. And in a lot of Treasure Valley subdivisions, the HOA has to approve it separately from the city.

If you want living space in the building, that's a different permit, and we scope it that way from the start.

Who this is for

  • You need a detached shop or garage on a foundation, with a clear use.
  • You're adding a garage that ties back into the house.
  • You want the zoning, HOA, and permit questions answered first.

How planning works

  1. We define how the building will be used before it's drawn, especially if it'll be heated or lived in.
  2. We figure out the permitting jurisdiction and any HOA approval early.
  3. The connection to the house, the driveway, and the utilities are all in the scope.

Questions

Can a shop be its own project?
Yes. A detached shop, a garage addition, or an accessory building on a foundation is a construction project on its own.
Can a shop include living space?
Living space changes the permit. It has to be scoped as living space from the start, not slipped in under a garage permit.
Do homeowners associations matter?
In a lot of Treasure Valley subdivisions, yes. HOA approval is separate from the building permit, and it can control the size, height, and placement.
