Preconstruction

Decide the project before you open the house.

Preconstruction is how we turn an idea, a sketch, or a set of drawings into a scope we can propose and build.

Big projects go wrong when demolition starts before the work is defined. Preconstruction is the time for existing conditions, drawings, the selections that drive cost, and a budget you can actually read. It applies to additions, whole-home remodels, and custom homes.

You can hire us for this phase while you're still deciding whether to build, or as the start of a project we'll build for you. We'll talk about the cost of preconstruction once we understand the project. It depends on the house and the scope, so we don't publish it.

Who this is for

  • You have a project in mind, and the drawings are incomplete or not started.
  • You already have an architect and want a contractor's read on the scope and sequence.
  • The project is too big to price honestly from a single conversation.

How planning works

  1. We sort out what's known, what's assumed, and what still has to be drawn or opened up.
  2. We flag long-lead selections before they start driving the schedule.
  3. You end up with a scope we can propose, not a stack of open questions.

Questions

What do I get from preconstruction?
A clearer scope, a path for drawings and selections, and a proposal you can sign. It's all the work that happens before construction starts.
Is preconstruction a separate service?
It can be. It's also how we start every addition, remodel, and custom home.
Do you publish a fee for it?
No. The fee depends on the project. We'll talk about it after the first conversation, once we know how much planning is involved.
